Thermal imaging might sound like something out of a spy movie, but it's actually one of the most useful tools we have during a home inspection. It allows us to "see" heat and temperature differences in a way the human eye cannot.
In simple terms, it helps us spot things that may be hidden behind walls or under surfaces. Think of it like x-ray vision for temperature. We use it to help detect possible issues with moisture, missing insulation, electrical hotspots, water leaks, pest activity, and sometimes even unexpected people (yes, that has happened).
We use thermal imaging as needed during every inspection. If we notice something suspicious, like a wall that feels unusually cold or a ceiling stain with no clear cause, we will use the camera to take a closer look at no extra cost.
If you would like a full thermal scan of the entire home, room by room, we offer that as an add-on service. This can be especially helpful for spotting heat loss, air leaks, or water issues that are not yet visible.

This image shows a building with significant heat loss. The red and bright yellow areas on the walls and around the windows are where warm air is escaping. These hot spots often point to missing or poorly installed insulation, gaps or cracks in the structure, or windows that are not sealed well or keeping heat in like they should.
