It’s a professional, visual check of the home’s major systems and components, like the structure, roof, plumbing, electrical, heating and cooling, and more. It’s done by a licensed inspector (that’s Dave) who’s trained to spot things you might not even know to look for. The goal isn’t to scare you or overload you with technical jargon. It’s to give you an honest, clear picture of the home’s current condition so you can make a confident decision.
After the inspection, you’ll get a clear, easy-to-read report with photos and explanations that make sense. We highlight what’s working well, what might need attention, and anything else we feel you should be aware of.

Errors and omissions (E&O) covers the professional side of things. If something significant was overlooked in the inspection or not properly reported, this policy is in place to help address that.
