Think of it as a top-to-bottom visual checkup of the house, based on what we can see and access at the time of inspection. We inspect the roof, attic, plumbing, electrical, HVAC, structure, foundation, and more to help you understand the overall condition of the home you’re about to buy.
Yes. A home inspection helps make sure the place you’re planning to live in is safe for you and your family. We look for things like electrical hazards, structural issues, fire risks, and signs of water damage. These are the kinds of problems that could affect your health, safety, or comfort. It’s about knowing what you’re walking into before you move in.
Most inspections take between 2.5 to 3 hours, depending on the size, age, and condition of the home.
Absolutely. We want you there. It’s a great chance to walk through the home again, ask questions, and get a better understanding of what you're buying.
Yes. You'll get a detailed report (usually within 24 hours) with photos and notes, clearly organized by priority. We will go over the report with you and are always available to answer any questions you may have.
Yes, please do. This is your time. If something seems off or you’re curious about a feature, speak up.
Radon is a naturally occurring, radioactive gas that comes from the earth's soil and rocks. It’s colorless, odorless, and if it builds up inside your home, it can be harmful over time. According to the EPA. radon is the second leading cause of lung cancer in the U.S. in non-smokers.
We place a small monitor in the home for 48 to 72 hours. It collects air samples and gives us an average radon level, which we send to a lab for analysis.
Not necessarily. If the test shows elevated radon levels, a radon reduction system can usually be installed to lower it. It’s a fixable issue, but it’s important to know about it before you move in.
We look for visible signs of mold or moisture during a standard inspection. Full mold testing is a separate service that includes surface swabs.
Yes. Mold can grow behind walls, under floors, or in HVAC systems. If the home has a history of moisture problems or musty smells, it should be tested.
Some types of mold can trigger allergies, asthma, or other health problems, especially in children or people with weakened immune systems. It depends on the type and how much is present.
You will usually get the results in 3 to 5 business days. We will go over the results with you and can answer questions you may have. We can also arrange for you to speak with the lab directly.
Yes. If we see something during the inspection that looks like mold or a moisture issue, we’ll point it out and make sure it is documented in the home inspection report. We will need your approval and a signed add-on agreement before collecting samples. It’s a simple process, and we’re happy to take care of it while we’re still at the property.
Thermal imaging uses an infrared camera, which detects heat instead of visible light, to identify temperature differences on surfaces. We use it to see things like hidden moisture, missing insulation, electrical hotspots, and even possible signs of rodents nesting in walls or ceilings. These are things that might not be visible during a regular visual inspection.
No, we always have our thermal camera with us and use it as needed during the inspection. If something looks suspicious or we want to take a closer look at a specific area, we’ll use it. However, if you’d like us to scan every room in the house, that would be a separate service and needs to be added to your inspection agreement.
It detects moisture that may be trapped in walls or ceilings. If an area looks suspicious, thermal imaging shows temperature differences that often point to the presence of water.
