What We Inspect

Architectural Service

A professional service for the art and science of building design for construction of any structure and use of space within and surrounding the structures or the design for construction. 


Component

A readily accessible and observable aspect of a system. 


Concealed Conditions

A condition that is physically hidden or obstructed from view during the inspection.


Deficiency

Defective or lacking some necessary quality of element. 


Engineering Service

A professional service or creative work requiring engineering education, training, and experience of engineering sciences. 


Further evaluation

An examination and analysis by a qualified professional, beyond the scope of a Home Inspection. 


Gross Negligence

A higher degree of negligence characterized by a reckless indifference to the safety of others. 


Installed

Attached such that removal requires tools.


Latent Defects

A problem or defect that exists but isn’t visible or discoverable through normal inspection at the time. (Hidden by nature) 


Negligence

A failure to exercise the reasonable care, that a reasonable prudent home inspector would exercise in similar circumstances, resulting in damage or harm to another party. 


Normal operating conditions

Devices such as thermostats, switches, or valves, intended to be operated by the homeowner.


Readily accessible

 Available for visual inspections without: 

  • ­Moving of personal property
  • Dismantling
  • Destructive measure
  • Or any action that will likely involve risk to people or property 


Readily openable access panel

A panel provided for homeowner inspection and maintenance that:

  • ­is within normal reach
  • ­can be removed by one (1) person
  • is not sealed in place 


Representative Number

One (1) component, per room for multiple similar interior components such as windows and electric outlets or on each side of the building for multiple similar exterior components. 


Residential Dwelling

A structure of at least one (1) but not more than five (5) units, designed for occupancy by a single family. 


Shut down

A state in which a system or component cannot be operated by normal operating controls. 


Significantly deficient

Unsafe or not functioning. 


Structural component

A component that supports nonvariable forces or weights and variable forces or weights. 


System

A combination of interacting or interdependent components assembled to carry out one (1) or more functions. 


Technically exhaustive

An investigation that involves dismantling, the extensive use of advanced techniques, measurements, instruments, testing, calculations, or other means. 


Unsafe

A condition in a readily accessible, installed system or component that is judged to be a significant risk of personal injuring during normal, day-to-day use. The risk may be due to:

  • ­Damage
  • Deterioration
