Radon? Are you serious?

 We know, radon testing can feel like just one more thing to schedule, one more thing to worry about, and one more thing to spend money on during the homebuying process. When we were buying our home, we had the exact same thought and reaction. “Are you serious? Radon? What is that, and do we really need to test for it?"

The truth is yes, you do need to test for it. Radon is a naturally occurring radioactive gas that seeps into homes from the ground. You can’t see it, smell it, or taste it—and the only way to know if it’s there is to test for it.

It has been found at unsafe levels in both old homes and brand-new ones, with or without basements. It has also been found throughout southeast Indiana and northwest Kentucky. Radon levels can vary from one property to another, even within the same neighborhood.

If the level comes back high, the fix is straightforward. A licensed professional can install a radon reduction system that pulls the gas from under the home and vents it safely outside. These systems work well, and in many cases, the cost is covered by the seller as part of the sale negotiation.

We’re not here to scare you. We’re here to give you honest information so you can protect your family. Testing is simple, affordable, and gives you peace of mind knowing you and your family are safe from this hidden, dangerous gas before you move in.  Radon testing is $150, about the same as a year of streaming service. It might not be as glamorous as binge-watching Tiger King, but it could help protect your health and your home.

Our wake-up call about radon

When we bought our first home several years ago, it was less than five years old.  Like many buyers, we thought radon was more of a concern in other parts of the country and didn’t really apply to homes around here. The original owners hadn’t tested for it. But something told us to go ahead and have it checked before closing.

We’re really glad we did.

The results came back with high radon levels. The family that lived there before us had no idea they had been exposed for years. It was eye-opening. And for them, it was a horrible feeling. Scary, really. They had unknowingly been living with something that could affect their health long-term. 

That experience stuck with us. It showed us how easy it is for something serious to go unnoticed. It also reminded us that radon doesn’t care how new or well-maintained a house is. It can be present in any home.

If we hadn’t tested, we never would have known. That’s why we encourage every buyer to consider it. We’re not here to add pressure. We just want you to have the facts about radon and why testing matters.
